1. Terms and conditions of payment
- Tourist taxes and additional expenses are not included in the room rate.
- Extra beds in addition to the minimum number required to accommodate the guests requires an additional charge.
- Cash settlement is required.
- Payment must be made at check-in or during your stay, within the day before the checkout day, during the morning.
- Your credit card details were submitted during the reservation as a guarantee. Nevertheless, when the reservation becomes "Not Refundable", a pre-authorization of the amount due could be affected, i.e. a temporary block of the amount, without any real withdrawal. The amount could then be withdrawn in case of no show or cancellation.
- Please note that providing invalid credit card details or engaging in irregular or fraudulent payments will result in the cancellation of the reservation.
2. Check-in and Check-out
- SuperOtium does not provide a 24-hour reception service. Therefore, we kindly request that you inform us of your expected arrival time a few days in advance, so we can make necessary arrangements with our staff.
If it will be during the morning, within 1:00 PM, we don't need an exact arrival time. In case your room won't be ready yet, we'll take care of your luggage and will do the checkin together between 12:00 and 1:00 PM.
Otherwise, if it will be later than 1:00 PM, we would need a quite precise arrival time, since our assistant will arrive here few minutes before the scheduled checkin time.
- For arrivals after 7:00 PM, an additional charge of €15 will be applied for late check-in.
- For arrivals after 10:00 PM, an additional charge of €25 will be applied for late check-in.
- Guests are requested to check out by 11:00 AM.
3. Our Values – Peace, Respect & Anti-Colonialism
SuperOtium is more than just a place to stay—we're committed to creating a peaceful, inclusive space based on principles of non-violence, anti-colonialism, and equal rights for all.
We kindly ask all guests to reflect on whether these values align with their own. If you are actively involved in or supportive of violence, colonialism, apartheid, or discrimination, this may not be the right place for you.
4. House rules
- Use of the kitchen is not permitted.
- Italian-style breakfast will be served from 8:30 AM. Please let us know of any dietary restrictions or special requests, and we will do our best to accommodate you! Just in case of need, breakfast will be provided at the Caffè33 bar/bistro, located approximately 50 meters from SuperOtium.
- Guests are kindly requested to refrain from making noise, especially between 10:00 PM and 9:00 AM, to ensure a peaceful environment for other guests who may be resting.
- Access to the property is restricted to the individuals indicated during the booking and check-in process.
- Children are welcome at our property, provided that their parents or legal guardians assume full civil and criminal responsibility for any damage caused to property or persons.
- Small pets are welcome at our property, provided that the owners assume full civil and criminal responsibility for any damage caused to property or persons.
- No vehicles are allowed to park in the courtyard of the building.
5. Cancellation or change of reservation
- In the event of cancellation after the specified deadline for the chosen rate, the full amount of the rate will be charged.
- Reservations can be freely changed within the cancellation deadline associated with the chosen rate.
- In case of NO SHOW (i.e. the customer fails to show up), the full amount of the booking will be charged.
6. Liability
- The photographs and information displayed on this site are not binding.
- The establishment cannot be held responsible for any omissions or incomplete execution of reservations due to force majeure, actions of third parties, or the client themselves. Additionally, the establishment is not responsible for internet failures or refusals by the cardholder's bank to process payments.
- Customers accept to use the rooms and the common areas of SuperOtium in a reasonable manner, consistent with their intended purposes, being aware of their civil and criminal responsibilities in the event of damage caused to property or persons, as well as behaviour contrary to morality and public order, with consequent charge by the Hotel of the amount due as compensation for damages and request to the customer to leave the facility without any compensation or refund.
- SuperOtium provides free Wi-Fi access. Customers are required to refrain from using electronic media to reproduce, display, distribute, or disclose copyrighted materials without prior permission from the rights owner.
- SuperOtium reserves the right to relocate customers, either partially or entirely, to an equivalent category bed and breakfast accommodation based on availability. This will only occur if the accommodation is unavailable (due to overbooking) for reasons attributable to the hotel
